A blower door is a machine used to test the airtightness of buildings. It can also be used to measure airflow between spaces within a building and to help physically locate air leaks within the building envelope. 

When is a Blower Door Test Required?

Most municipalities require that new homes and major remodels pass a blower door test to show the integrity of the building envelope. Blower door testing is typically performed at the end of construction, once the house is complete. Basically, anything that would allow an unwanted air leak needs to be sealed during the construction process. Most builders are aware of these requirements and easily pass the test. However, a passing grade in Massachusetts and Rhode Island are set to get more rigorous.

What is a Good Blower Door Test Score?

Passing grades are based on Air Changes Per Hour (ACH). As the name states, this measure tells you how many times per hour under normal conditions the total air volume within a building is exchanged with outside air. The fewer ACH the better.

  • In Rhode Island- Equal or less than 5
  • In Massachusetts-Equal or less than 3
  • In Connecticut- Equal or less than 3

How Long Does a Blower Door Test Take? 

Depending on the size of the building, most tests can be completed within an hour.  

Who Does a Blower Door Test? 

There are several certifications that allow one to perform a blower door test. Two of the most common are:

  • HERS (Home Energy Rating System) Rater Certification 
  • BPI (Building Performance Institute) Certification
